The property line is invisible. We make it official.
Many owners assume the fence marks the boundary. It doesn’t. Only a licensed land surveyor can locate, monument, and certify a property line — protecting the title you’ve invested in.

What a boundary survey actually involves
A boundary survey is not just a set of field measurements. It’s a full retracing of title and physical evidence, carried out in a fixed order so the final plat holds up in court.
01 / RESEARCH
Chain of title
We trace deeds, plans, wills, and maps for the parcel and its abutters back through the Registry of Deeds — establishing the original description and any junior-senior rights between neighbors.
02 / RECONNAISSANCE
Field evidence
With the record boundary in hand, we physically walk the parcel hunting for iron pipes, rods, monuments, walls, and fences — reading land-use patterns and local history until every corner is accounted for.
03 / FIELD SURVEY
Precise measurement
Evidence is located using conventional total-station traverses and GPS, matched to the site's tree cover and tolerance requirements, then verified in-office through least squares QA/QC.
04 / ANALYSIS
Retracement & drafting
A preliminary CAD plan compares found evidence against record boundaries. Our surveyors determine which corners are reliable and how any missing corners should be reset.
05 / CERTIFICATION
The final plat
A completed Boundary Survey Plot is sealed and signed by a licensed land surveyor — a legal record of the parcel's location, dimensions, area, and rights.
